JOB SUMMARY
Working under close supervision, conducts and documents simple to moderate standard financial analysis and ad hoc finance projects. Aids organization with financial functions, such as assessing, auditing, planning, budgeting, taxes, consolidation, cost control, and project control.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The primary job function of the Analyst is to assist the Asset Management and Lease Administration team in the management of commercial real estate portfolios for various clients. The position provides an opportunity to grow into an Assistant Asset Manager position. Job responsibilities will include:
Preparing and maintaining real estate data spreadsheet reports for the Asset Management team and clients.
Inputting property operating income and expense information into Discounted Cash Flow models and conducting sensitivity analyses as directed by Asset Management or clients.
Assisting in the preparation of annual property budgets and strategic plans for submittal to clients.
Compiling pertinent market, comparable and demographic data for multiple properties.
Developing and interpreting real estate data or guidelines following a variety of procedures.
Working with Lease Administration in the development of, and subsequent responsibility for, tracking all leasing activity occurring at each property.
Assisting the Asset Management and Lease Administration teams in a variety of special projects including appraisal reviews, transaction due diligence, lease abstracting and research, market research, credit analyses, and other administrative duties as assigned.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to co-workers. May coordinate and assign tasks to co-workers within a work unit and/or project.

Preferred Qualifications:
The qualified candidate will
have a bachelor’s degree in Accounting, Finance or Real Estate as well as 1-3
years relevant work experience. Candidate
must possess a strong work ethic and be capable of taking initiative, working
in a fast paced environment and completing tasks within specified deadlines.
The ability to prioritize and multi-task is equally important. Knowledge of commercial real estate
operations and retail leases is a plus.
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from a four-year college or university in a business related field. Some prior related work experience preferred but not required.
CERTIFICATES and/or LICENSES
None.
COMMUNICATION SKILLS
Strong written and verbal communication skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information to supervisors and finance management.
FINANCIAL KNOWLEDGE
Requires knowledge of basic financial terms, concepts and accounting principles.
REASONING ABILITY
Ability to comprehend, analyze, and interpret financial information and the ability to accurately explain/report activity in verbal and written communications. Requires intermediate analytical skills.
OTHER SKILLS and ABILITIES
Computer skills, including specific knowledge of Microsoft Office Suite (Excel, Word, Outlook, PowerPoint, etc.). Strong work ethic and adaptable.
Preferred Skills:
Proficiency in Excel, Word
and Adobe is essential. Also advantageous is a working knowledge of Argus,
Access or other dBase type software.
Candidate must possess excellent oral and written communication skills
and have the ability to interact well with others, both inside and outside of
the organization. Analytical thinking
and internet research skills are also valuable.

Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
