Senior Accountant

Profile

This position is responsible for supporting the store environment through oversight of reimbursement of Common Area Maintenance expenses to Landlord’s. This position is expected to identify charges not in compliance with Lease agreements and resolve billing inaccuracies to reduce operating expenses.

ACCOUNTABILITIES

PROVIDE REPORTING

Compile financial or operational information - prepare and summarize data, comparing actual or expected results to prior period or plan

Ensure accuracy and reconciliation of information prior to communication

CONDUCT ANALYSIS and PROVIDE RECOMMENDATIONS

Leverage data and business experience to make informed recommendations that drive operational efficiencies and customer experience

Function as the subject matter expert for processes, data and business partners

FACILITIES

Forecast the Landlord CAM Expense and recalculate and adjust current year budget accrual to reflect the most recent costs reported by landlords.

Reconcile liability account by isolating receivables / payables on a store by store and year by year basis.

Analyze CAM reconciliations to ensure the billings comply with the lease

Identify CAM overcharges and settle disputes with Landlord’s on reconciliations

Defend Kohl's position and negotiate claims to resolution

Support external consultants in auditing of Landlord reconciliations

Utilize legal agreements to enforce provisions obligating Landlords to maintain and / or replace assets using their capital dollars.

Draft notices and default letters that cite the lease language that's been breached.

Track and publish landlord contact data on a store by store basis.

QUALIFICATIONS

REQUIRED

Bachelor's Degree in applicable area:

Finance: Finance, Statistics, Accounting or other relevant degree

Operations: Operations, Statistics, Accounting or other relevant degree

Reporting: Finance, Statistics, IT or other relevant degree

Facilities: Finance, Statistics, Accounting or other relevant degree

1-3 years experience in operational or financial analysis, budgeting, forecasting or reporting

Strong analytical, planning and organization skills

Advanced decision-making, leadership or communication skills

Strong knowledge of Excel/PC spreadsheet functionality

PREFERRED

Advanced degrees a plus (CPA, MBA, etc)

Retail experience or retail operations business acumen
